Roof Coatings Service
Reflective roof coatings are particularly effective for improving energy performance. These coatings deflect the sun’s ultraviolet rays and infrared heat, minimizing solar absorption and helping extend the lifespan of your roof. For buildings with flat or low-sloped roofs — especially those with older HVAC systems — reflective coatings can help lower indoor temperatures and significantly reduce cooling costs during the summer months.
At Stevens Commercial Roofing, we offer a wide range of coating solutions tailored to different roof types and performance needs. Here’s an overview:
Acrylic Roof Coatings
White acrylic roof coatings are renowned for their exceptional ability to reflect sunlight, with the capacity to reflect up to 80 to 90 percent of ultraviolet radiation. Available in both bright white and tinted colors, these elastomeric coatings provide a flexible yet durable surface that expands and contracts with the roof, minimizing the risk of cracking. Acrylic coatings can be applied across a wide range of roofing substrates, including concrete, built-up roofing, modified bitumen, metal, spray foam, and single-ply membranes. When reinforced with fabric scrim, these coatings gain additional strength and elasticity, which helps them withstand harsh weather conditions and prolong roof life.

Urethane Roof Coatings
Urethane roof coatings offer reflectivity levels similar to acrylic coatings but stand out for their superior resistance to chemicals, pollutants, and standing water. These properties make urethane coatings a smart choice for roofs subjected to industrial environments or chemical exposure, where harsh rooftop conditions can quickly degrade less durable materials. Urethane coatings form a tough, seamless barrier that protects roofing surfaces such as concrete, metal, foam, built-up roofing, and lightly weathered single-ply membranes. Their robust chemical resistance and waterproof qualities help preserve the roof’s structural integrity and reduce the frequency of costly repairs.
Silicone Roof Coatings
Silicone roof coatings are moisture-cured and differ significantly from water-based acrylics, offering superior durability and longevity. They maintain strong reflectivity similar to acrylic coatings while excelling in resisting ponding water, which often leads to premature roof failure. Composed of solid resins, silicone coatings provide enhanced tensile strength and elasticity, enabling them to withstand extreme weather conditions and UV exposure without cracking or degrading. These coatings are particularly well-suited for roofs with drainage challenges or those exposed to heavy rainfall, as their water resistance reduces the risk of leaks and extends the roof’s useful life.
Aluminum Roof Coatings
Aluminum roof coatings are widely used on metal roofs, built-up roofing, and modified bitumen surfaces to boost reflectivity and protect against corrosion. They are especially effective in treating and preventing rust, thanks to their ability to form a protective barrier that inhibits further oxidation. While aluminum coatings come in only one color—metallic aluminum—the reflective finish can visually improve dull or rusted roofs, giving them a cleaner appearance. In addition to their aesthetic benefits, aluminum coatings help shield the underlying asphalt layers from harmful UV rays, reflecting between 50 and 65 percent of solar radiation and reducing heat absorption, which contributes to a cooler roof surface and increased longevity.

Other Services We Offer

TPO Roofing
TPO stands for “thermoplastic polyolefin”, a combination of thermal-resistant plastic and flexible rubber. It is a durable, inexpensive membrane roofing system that is both environmentally friendly and energy-efficient.

EPDM Roofs
EPDM stands for “ethylene propylene diene terpolymer”, an adaptable, low-cost rubber material. It is designed to be extremely durable and long-lasting to help preserve and protect your roof and structural integrity.

Metal Roofing
Metal roofing is a more durable solution overall to roofing houses than its more traditional counterparts, and less prone to weathering effects due to its great strength and solid construction.

Roof Repair
Our team of highly experienced and expertly trained roof repair specialists can make sure your roof holds up and looks even better than before. Whether your roof needs a full replacement or spot fixes, our professionals can help.
